We offer two options for sellers

1. Flat fee service includes full listing on the MLS with 8 photos. The listing will appear on Realtor.com and our website. A sign and lock box will be placed at the property and all showings will be scheduled by our office. We will provide feedback when available on all showings. When an offer is submitted we will meet with you and assist you with the negotiations.

The fee for this service is $2,000 ($500 non refundable processing fee and $1500 due at closing. we recommend offering a 3% commission to the buyer's agent but you may choose less.)

2. Full service listing includes everything listed above with the following additions. We will shoot a virtual tour of the property and post it on the MLS and our website. Just Listed postcards will be mailed to your neighborhood announcing the listing. A just listed email will be sent to local real estate agents. An open house will be the first showing. We will provide a new CMA (Competitive Market Analysis) every month to make sure your price remains in  competition with the market. As the seasons change we will update your virtual tour and take new photos of the property to keep your listing fresh. We will do three weeks of print advertising in local papers. Upon request we will attend all showings.

The fee for this service is 6% of the selling price due at closing. We split this fee with the buyers agent 50/50
